Glad to see the other end of the spectrum! I believe it was me who suggested this after seeing the most expensive homes listed more than one. I think it's important to remember that even though nearly everyone feels the pinch of the current economy, for many people home ownership isn't even an option, let alone the million dollar homes on the water.And the problem with mobile homes like the ones pictured above though initially affordable, is that they depreciate.

NOt only do the mobile homes depreciate, you don't own the land under them.
That land is leased for the time you are there. Any mobile home manuafactured before 1980 cannot get a mortgage, even if you could buy the land under it.
Island Park has a number of homes on the market for less than $150K. They made need work, and until the Town get's the litigation with RIDEM , the cesspool/septic system/sewer debate & lawyers time clock will still be ticking.

You're right, John Vit. Mobile homes not good investment...no equity loans, no reverse mortgages, depreciation and no re-sale value.
However, I might note that there is one mortgage company in MA (Priority Funding, LLC) that provides mortgages for 1980+ mobile homes (on rented land in RI). Rate around 6%+. Mortgage placed with Hampden Bank of Springfield, MA.
Also, for elderly and lower income RI residents, I understand Church Community in Newport provides construction/repair loans (up to $5,000) which do not require repayment until unit sold. Of course, Church Community takes mortgage on property.
